Good Question!
2011 Highlights: Countywide, The total 2011 monetary volume was $684,231,800, with 1,448 total transactions.
The median price for single family homes from 2010 to YTD 2011 was down -4% ($583,750-2011 VS. $605,000-2010).
The median price for multi-family from 2010 to YTD 2011 dropped by -7% ($305,000-2011 VS. $327,500-2010).
The median residential land price had a significant decrease at -49% ($175,000-2011 VS. $340,000-2010).
2011 monetary volume for transactions recorded is relatively flat at -2% compared to YTD 2010. (2010 = $698,439,815 and 2011 = $684,231,800).
2011 transaction volume for all transactions recorded is up 10% for the year, compared to YTD 2010 (2010=1319 and 2011=1448).
So, what does all this mean? Well, prices seem to be flattening, except for land, and transaction volume is increasing. The conlusion I come to is that we are in the initial period of what will probably be a long slow recovery.
